Skanska has acquired a development site at 3901 North Fairfax Drive in Arlington, Virginia, where it plans to build a nine-story, mixed-use building, according to Skanska.
The site is one of the last land-based, metro-accessible development opportunities along the Rosslyn-Ballston corridor that has added to its appeal, mark Carroll, Skanska U.S. Executive Vice President for commercial development in Washington, D.C., said the Commercial observer.
Upon completion, the 201,000 square foot building will include 184,036 square feet of office space and an additional 10,280 square feet of ground floor retail. The building, which is focused on LEED Gold certification, will occupy a full block and boasts glass walls.
“Its location and access to transit combined with its design, future on site and surrounding amenities and views make it unlike any other,” Carroll said. “This is a significant development opportunity that we are excited to move forward with.”
Skanska is highly invested in the Greater D.C. region, with developments such as 2112 Penn, a 230000 square foot, 11-story office building in Northwest D.C.; and 99M, 234,000 square feet, a class a office property in the Capitol Riverfront area.
Amenities at 3901 North Fairfax will include a 4,000 square foot outdoor roof terrace, a 1,700 square foot second floor terrace, and a state-of-the-art fitness center.
Located in the Rosslyn-Ballston corridor, 3901 North Fairfax is close to Clarendon, numerous restaurants, high-end shopping and green spaces. It is located near I-66 and North Glebe road, and within walking distance of two metro stations – Virginia GMU and Ballston MU.
The seller in the transaction was made by Jim Meisel, Walter Coker and Brian Crivella. Skanska was introduced in the house.
